Why Surprise Buildings Choose Us
Commercial cleaning is not a differentiated service. There are dozens of contractors in the West Valley who will clean your building. The question is which of them will clean it consistently, to a documented standard, for a predictable monthly cost, and still be answering the phone in six months. That list is shorter.
22 Years in Commercial Cleaning
We have been operating commercial cleaning contracts since 2002. That is enough time to have seen what goes wrong — crew turnover in the third month, underbidding that leads to cut corners, verbal agreements that dissolve when a manager changes. Our processes exist to prevent those outcomes, not to react to them.
Written Scope Before Pricing
Most contractors price a facility by walking through it for five minutes and quoting from gut feel. We write a scope document first. Every task, every surface, every area, every frequency. You approve it. Then we price it. That document is the contract. If a task is not in the scope, it is not included in the price — and you know that before you sign, not when it shows up on a change order.
Fixed Crew Assignments
Rotating crews produce inconsistent cleaning. A crew that does not know your facility does not know which supply closet holds the floor machine, which conference room is used daily versus monthly, or which restroom has the finicky fixture that needs a specific approach. We assign fixed crews and keep them on the same facilities. The learning curve is one visit, not every visit.
Flat Monthly Rate
The number on the contract is the number on the invoice. We do not add fuel surcharges, supply recovery fees, or overtime charges for scheduled visits. If the scope changes, the rate changes — but only after you approve a revised scope document.
Insured, Bonded, and 22 Years in Business
We carry general liability insurance and workers' compensation on every crew member. A certificate of insurance is included with every written quote. Details are on our Insurance & Bonding page.
West Valley Focus
We do not cover Phoenix Metro broadly. We cover Surprise and the communities within 25 miles. That focus means shorter drive times, faster response when a service issue is reported, and crew supervisors who know the area well enough to manage logistics without guesswork.
